Stanwood Crossings
Stanwood Crossings is a new Portage community designed to make homeownership more attainable for households earning 80%–120% of the Area Median Income (AMI). It uses a “Ground Lease” model, where residents buy their homes but lease the land from the Portage Community Land Trust. This approach lowers purchase prices because buyers do not pay for the land, and initial home prices are discounted from construction costs. Owners can buy, sell, and mortgage their homes, with resale prices adjusted based on the change in AMI between purchase and sale.
About the Homes
Homeowners at Stanwood Crossings enjoy attractive, energy-efficient homes with private driveways, attached two-car garages, and generous yard space. Built with high-quality materials, these low-maintenance homes foster a strong pride-of-ownership community.
Homesites range from 6,600 to 15,600 square feet. Renderings and floor plans are shown below. The community offers four thoughtfully designed floor plans:
- Two ranch-style homes (1,206 and 1,353 sq. ft.) with 2–3 bedrooms
- Two two-story homes (1,504 and 1,696 sq. ft.) with 3 bedrooms

If you’re interested in owning a home at Stanwood Crossings and fall within the target income bracket, we encourage you to join the interest list so you’ll be among the first to receive updates as new information becomes available. To be added, simply complete and submit the Stanwood Crossings Interest Form.
If you’re ready to take the next step toward purchasing a home, complete and submit the pre-application. Once submitted, it will be sent directly to Kalamazoo Neighborhood Housing Services (KNHS). A KNHS staff member will contact you to review your information and guide you through the process of becoming a homeowner at Stanwood Crossings.
2025 Area Medium Income (AMI)
The Stanwood Crossings neighborhood was designed to make new homes more affordable for households earning between 80% to 120% of the Area Median Income. The AMI chart is typically updated annually in April. The 2025 chart below shows the total household income range in relation to the number of people living in a home. For example, a one-person household earning between $53,680 and $80,520 would qualify to live in this community. For a three-person household, they could earn between $69,640 and $103,560.

The qualification requirement is determined at the time of purchase. If an owner goes above or below the income after their closing, it will not affect their ability to stay in the community.
Area Median Income, or “AMI”, is a key metric in affordable housing. AMI benchmarks are used in most federal and state housing programs and are calculated by the Federal Department of Housing and Urban Development (HUD) on an annual basis. 100% AMI is the MIDPOINT of the full range of household incomes in a geographic region, not to be confused with the AVERAGE income in a geographic region.
Construction Update - May 12, 2025
The initial phase of work involves site clearing and earthmoving. Tree and brush removal is complete. Earthwork will begin with the removal of topsoil.
On May 13, the Portage City Council approved the construction of the first 12 homes in the development. Home construction will begin once earthwork and site preparation for these lots are complete, likely by the end of June. The goal is to start all 12 homes in 2025 and complete at least six within the year.
The first four homes will be located along Stanley Avenue – two fronting Stanley and two directly behind them. The remaining eight homes will be near the Woodbine side's new entrance. These homes will be built in phases, beginning after installing a water main and the base layer of the entrance road. Construction on these homes is expected to start in late summer.

What is a Community Land Trust?
Stanwood Crossings is a top-quality “Ground Lease” community, meaning residents purchase their homes and lease the land from the Portage Community Land Trust. Ground Lease homeowners have pride of ownership and the financial ability to buy, sell, and mortgage their homes. Homeowners enjoy prices that are much more affordable than other communities because they do not have to purchase the land and the original home prices are discounted from the actual construction cost. When reselling your home, the sales price will be determined by the percentage change in the AMI rate from the time of purchase compared to the time of sale.
Stanwood Crossings will be managed by the City of Portage and the Portage Community Land Trust (PCLT). The city’s role is to serve homeowners and ensure the safety, quality, and attractiveness of the community, thereby maximizing the value of the homes.
Homeowners will sign an eighty-nine-year Ground Lease agreement. The initial Ground Lease at Stanwood Crossings is estimated to be $50 per month and may adjust over time for Portage Community Land Trust administrative cost. The lease agreement provides transparency and peace of mind regarding the Ground Lease. Homeowners are not obligated to stay for eighty-nine (89) years and can sell their homes at any time. A new lease agreement will be signed with the approved buyer.
